Conditions

The legal relationship between you as a tenant and us as an agent is governed by the statutory provisions.

With the booking, each tenant accepts these conditions as binding for himself and for the persons he has registered with. MARUVI MARKETING SL / MALLORCA EST acts in the name and on behalf of the owners. A rental agreement is concluded between the landlord and the tenant.

 

Booking and booking confirmation

With the booking, you offer MARUVI MARKETING SL the conclusion of the rental contract. The rental contract is concluded through the written confirmation. We reserve the right to correct errors, e.g. due to printing or calculation errors.

For legal reasons, it is still necessary to sign a regular rental agreement. This will be sent to the tenant immediately.

 

Deposit & reservation

The deposit amounts to 30-50% of the total rent for each property when booking. The reservation is only valid when the deposit has been received by the landlord. The remaining payment must be received by the landlord 14 days before the start of the holiday or in cash when the keys are handed over. In the case of short-term bookings, ie last minute, an individual regulation comes into force.

 

Arrival & stay

You will be welcomed personally by us or our employees and shown to your holiday home. The lease is only valid for the confirmed period. MALLORCA EST as a sub-brand of MARUVI MARKETING SL is always available for you. If you have any questions or problems, you can contact us by phone or email 24 hours a day. The property may not be inhabited and used with more than the number of people specified on the Internet. In the event of overcrowding, the agent may expel surplus people. Exceptions can only be agreed between the agent and the tenant in writing.

 

The agent may enter the rental property after prior agreement with the tenant. (Linen change) In special situations, e.g. danger to other guests, or for repairs, the agent may open and enter the property without the tenant being present. This also applies to the gardener who takes care of the pool and garden on a weekly basis. The tenant must treat the finca and its furnishings with care and immediately report and replace all damage incurred during the rental period to the agent. Impurities or damage to the apartment / house furnishings that cannot be removed by conventional means will be invoiced separately. Compensation payments that arise from the above regulations to the detriment of the guest must be paid to the landlord or in trust to MARUVI MARKETING SL before departure. Pets may only be brought into the rental property with the consent of the agent. They are to be registered when booking. The use of the equipment and the pool etc. provided by the landlord is at your own risk. The house rules are part of this contract and are available in the holiday apartments.

 

Cancellation

In the case of pandemic-related cancellations (entry bans, flight postponements or cancellations), we will be happy to rebook or cancel free of charge.

A possible cancellation of the trip before the start of the trip must be made in writing. In this case, the landlord has a claim for compensation in the form of a cancellation fee:

from 90 days and more 30% of the rental price

from 60 days before the start of the rental period 40% of the rental price

from 20 days 80% before the start of the rental 80% of the rental price

from 14 days 100% of the rental price.

 

Resignation by the intermediary

The agent can withdraw from the rental after the start of the rental period without observing a deadline if the tenant disturbs the neighborhood over the long term or if he behaves contrary to the contract to such an extent that the immediate cancellation of the contract is justified. If the agent terminates for an important reason, he is entitled to the rental price for the remaining rental period, including all ancillary costs.

Liability of the intermediary

The agent is liable within the framework of the due diligence of a prudent businessman for the proper provision of the rental object. Liability for possible failures or disruptions in the water and / or power supply / Internet is hereby excluded, as is liability for events or consequences of force majeure. The agent can also not be held liable for road and construction work for which he is not responsible.
